Residential Exterior Under $100K
This house sits on a ½ acre lot, but with most of that being a hillside they were left with a small back yard and a steep drop off. Their aging wood shed has been eaten by termites and was in danger of collapse. In order to gain more usable space the solution was to build a deck and new shed at the edge of the drop off and over the 1st plateau. We completed the deck surfaces with CertainTeed Boardwalk decking, and Timbertek Radiance rail system. New sod, landscape lighting and a KOI pond completed the outdoor retreat.

Residential Kitchen $60 to 100K
The primary objective of this Kitchen Renovation was to give the family a working kitchen that would be the center for the family life.

We removed a load bearing wall that was between the kitchen and the seldom used play room. This provided the necessary area for a very nice size eat in kitchen.

Custom built-up crown molding helps to make the cabinets the architectural focal point of the room.

Residential Kitchen over $100K
This kitchen was given a clean, sleek appearance by using flat panel cabinets in a simple slab style as well as the wide-planked maple flooring laid on a diagonal. The appliance layout was reconfigured to make the food preparation and cooking more functional. The existing cook top was moved off of the island and placed on an interior perimeter wall.

Residential Exterior Specialty-Team Entry
The project was to build a structure near the pool that would create a very open feeling and provide protection when needed. The clients wanted the pool house architecture to reflect that of their existing home. Certain elements, such as the stucco color and the hand split wooden shingles were chosen to reflect that. The pool house was located on a grade of land higher then the pool allowing for a view overlooking the gorgeous new pool and additional landscape.

All elements such as the aligned 6’ French doors on the front and back of the structure as well as the 10’ foot ceilings added to the open feeling of the space. The pool house was built to add to the elegance of the pool hard-scape while standing alone as extension to their home providing additional space for changing and food storage. The clients were very pleased with the outcome adding that it has become a favorite place to spend time with friends and family.

Entire House Under $250,000.
Coyote provided design/build services for completely renovating an 1100 square foot, two-story loft apartment located in a restored mill along the banks of the Brandywine River. The homeowner wished for a space that allowed for entertaining friends, as well as displaying his unique collection of art. Our challenges for this project were to get the most use of space from the available square footage, to use materials that reflected the homeowner’s taste in modern design, and to preserve the historic feel of the apartment. We provided an open-kitchen design with eat-in bar connecting to the living area; master bedroom suite sanctuary; master bath with whirlpool tub; remodel of existing powder room; space-saving storage; use of unique lighting, upscale materials and unusual wall coverings.

Residential Interior Specialty
This kitchen was to have a rustic yet classic look, by using granites that were honed and brushed (rather than polished) helped us in creating this old-world look. Stone Masters Inc, designed, with the customer, chiseled edges for the counters, and a classic Ogee edge featuring a decorative overhang on both ends of the island. Keeping in mind the traffic flow of the kitchen. We also created a backsplash that was useful as well as decorative.
It features a shelf / plate rail that was fabricated using an upside down Ogee edge. This was used on both sides of the kitchen to give balance and symmetry.
In working with the customer we created her vision with taste and style. The end result...we created an old world look with modern style and usage.

Residential Bath $30K - $60K
The design of this master bathroom with the deep, rich wood tones of the cabinets, natural stone top and bronze finished fixtures all convey the character of the "old world style". Different types of lighting enhanced by dimmers allow the users to customize levels for morning, daytime and evening. The shallow-depth cabinetry, which includes an appliance garage between the dual sinks, allows for increased storage and easy accessibility at the same time maintaining an open, clean appearance.

Residential Interior $100K and Under
This project began as a complete renovation of a residential kitchen and resulted in a reorientation of the adjacent family living area to compliment the renovated kitchen. Our designer not only created a fully functional kitchen for a client with a passion for cooking, but also created a multifunctional family room (dining and entertainment areas) that satisfied this family’s social needs while family and friends visited. This warm and functional kitchen includes high end cabinetry, granite countertops - each with their own unique characteristics, an unusual tri-color island countertop that is the intended focal point of the kitchen, lighting to create every mood imaginable, ceramic tile flooring and back splash - patterned to quietly compliment everything, appliances to support the finely cooked meals that are prepared, ample counter space that support several food preparers, and a warm radiant floor heating system. The kitchen transitions into the family room eating are by the extended granite counter with a finely sculpted and shaped edge that seats three for a casual meal or seating area for socializing. The extended counter functions as a buffet area, a place to set food to be set onto the dining table or taken into the entertainment area. The entertainment area is complete with comfortable furniture to watch sporting events, cable programs, movies or watch the grandchildren play. These three areas function with the synergy that the Clients had dreamed of and our designer created

Residential Interior over $100K
Our clients wanted to combine their kitchen space with a family room that had been created many years ago from what was the original garage. There was an enclosed stairway on a common wall of the two areas that lead to the second floor that needed to be removed. This was complicated because the walls were load-bearing. By removing the stairs, a space on the second floor was created for a new laundry area. The existing mud room was also part of the remodel. We replaced the entry door with a new door unit with a side light, and the new tile floor is radiantly heated. The new hinged patio door floods the kitchen with natural light and assists with making this large open space bright and airy.

Commercial Exterior
This corner property was once a popular bakery. The new owners had plans of converting it into a two unit apartment building. Serious structural problems on the side load bearing exterior wall forced a tear down and rebuild. The challenge was to save one of the original architectural details to the property, the old tin cornice. The old cornice was restored and topped off the new masonry exterior well.

Commercial Interior
This popular Center City restaurant hit its 20th birthday. The décor had gone stale and was showing signs of wear. It was time for a face lift. The existing suspended ceiling was painted black, along with new paint to the walls and new booths and tables. And last but not least we laminated the alcove walls and the large center column with prefinished walnut flooring.

Honorable Mention-EntireHouse under $250,000
The existing house was a 1950’s ranch with low ceilings and closed-in rooms. The homeowners wanted a completely updated, modern home with wide open floor plans and bright, spacious rooms. Our design maximized the functionality of the existing space and delighted the homeowners with a beautiful “new” home in which to indulge their passion for entertaining. We “reworked” much of the existing space, compensating for the low ceilings and spaces lacking natural light. Our designs made way for an open spacious home with the flow, function, and style our clients were looking for.
